Hardly worth the money
Pros
most of the things outside of it: transit access, this low in FiDi is generally quiet outside of EMS, laundry in-building is definitely a pro (more cons, however), high ceilings, good lighting in varied units (higher floors)
Cons
Continued AI streeteasy renderings are really alarming in an age of higher than ever rents and this building and its ownership especially not living up to the prices that they charge. Many issues from 8-10 years ago documented on this building are still present, most recently the largest elevator in the building going down (1 of 2) after repeated non-union jobs to fix it after the past few years of tenancy here. All tenants have been evicted from a secure mail room (which we were given a key for initially, but is now useless except to hike up the stairs when elevators are down). Mail is left unorganized and easily up for taking in the lobby. Building serviced by a newer, much ruder cleaner than his former who speaks condescendingly to tenants, misplaces mail/rips off mailers, refuses to separate recycling properly (its his job?) or properly participate in composting. 311 has been notified about this. Water pressure environmentally sensitive (temperature) + scam-Hercules machines.
Advice to the owners
actually speak to your tenants - everyone here is a grown adult and deserves the right to know how long something may be down and not be in a constant guessing game until something breaks. rent is far too high for the quality of building and issues that tenants are facing, which is clearly a much largely symptom of financial mismanagement. in a heads down culture this benefits the building ownership which has probably never felt a sustained pressure for real quality of life improvements.
Tiny apartments, elevators and washers always broken
Pros
Ceilings were high. Never saw a pest in my year there. It was nice not having to go all the way downstairs to throw out my trash. Eddie the super was nice and mostly helpful. Didn’t raise the rent much on renewal.
Cons
Management (DSA) was pretty rude (not the super, the actual management). Entire 15 floor building serviced by 2 elevators — 1 is always out of order. Takes a couple minutes for the elevator to come. Definitely missed the train a few times because of that. Apartments are TINY, don’t have closets in any of the bedrooms. Living room didn’t have any windows. Don’t think we ever had a smoke detector in there, not sure if that’s legal… Washers and dryers constantly broken and swallowing your money. People don’t really smile or say hi in the elevators, pretty heads down.
