Pros:
At 91st and Lex, it's a great spot - close to 86th street station, a stone throw away from Central Park, and super close to 2nd Ave where you have your choice of bars / restaurants. The board is very friendly and competent, and super is also great. It's a really well-run building.
Cons:
Small laundry room that bottlenecks on weekends. Creaky floors, if your upstairs neighbor does not put down rugs it will be loud.

Pros:
I lived in this building for 3 years and was happy with my experience. Part time door man building which is a great plus. The super was helpful when I had a leak in my ceiling. I never heard the neighbors through the walls or ceiling tho the noise from the hallway would get into the apartment and you could hear what was going on in other peoples apartments in the hallway.
Cons:
Would get the occasional bug which stopped once a a dirty neighbor left.
Advice to owner:
Clean the floors in the hallways more

Generally the building is good. Coop, chill neighbors and great doormen.

Laundry room in building. Elevator access.

New super one seems much more professional and competent than the previous dude who had been there for many years.
Cons:
Building is old and had plumbing issues, at least for me. There were brown water issues and management was a bit slow to respond.

Pests but this may be apartment to apartment based on holes.

Close to pharmacy, gym, wholefoods, multiple train and bus routes

Location; my landlord is very easy to work with; Emmanuel is a great doorman and always in a great mood.
Cons:
Natural light is not great except for the rooms facing the street; the hallways should be cleaner; overall building maintenance should be improved.
