Super old building with lots of maintenance issues

Pros:
The location is amazing, close to the 1, ACE, madison square park, whole foods, and trader joes.
Cons:
- lots of stressful pest and maintenance issues
- radiator overheats and gets super hot in the winter
- the super does a hasty/messy job when fixing up the apartment (leaving dried caulk stuck all over the floor/floorboards, leaving cracks after patching up holes in the ceiling)
Advice to owner:
Try to fix up the common spaces (especially the stairs) and renovate the apartments.

Pros:
The landlord and management company is responsive and friendly. However the super is unresponsive and will show up at random times and isn't often prepared to fix problems he's been told about ahead of time.
Cons:
Building is quite old, and they have not updated the units. There are leaks, holes, you name it. We've had tones of mice too before our super covered up 4-5 hidden holes in our kitchen..
Advice to owner:
All these units need to be fixed up before re-renting them out again.

Pros:
White walls, large windows
Cons:
Mouse infestation in apartment, cockroaches, constant garbage overflow beneath building, disgusting steps and hallway, no screens on windows, radiators on till summer time, burning hot water, loud neighbors, neighbors who smoke weed on fire escape, unresponsive super, multiple ceiling leaks, mold between walls not properly removed and painted over.
Advice to owner:
Renovate all units. Plug holes behind appliances, get a super that actually wants to help tenants out.
