Beware! Landau Mgmt is a slumlord!

Pros

The super and his wife are wonderful people who try very hard to keep the building clean. The neighbors have lived here for a long time and are mostly friendly people and families. El encargado y su esposa son personas maravillosas que se esfuerzan mucho por mantener el edificio limpio. Los vecinos llevan mucho tiempo viviendo aquí y, en su mayoría, son personas y familias amables.

Cons

The landlord (management) is terrible. The landlord does not care to fix any issues in the building. Additionally, the workers in the main office are very unprofessional. I have had a mouse problem for 3 months and the landlord doesn’t care. Brown water always comes out of my tub and sink. My floorboards are loose and lifting. The conditions they make people live in are not legal nor are they right. I think they treat the people who live here badly because it’s rent-stabilized, however, even if the rent is cheaper, the residents still deserve dignity. I had a neighbor whose toilet was broken for almost a month and management didn’t care. Residents here just accept bad conditions and the management knows that they can act like this with this vulnerable population. It’s really disgusting (and illegal) behavior. La administración (los propietarios) es pésima. No les interesa solucionar ningún problema del edificio. Además, el personal de la oficina principal es muy poco profesional. Llevo tres meses con un problema de ratones y a la administración no le importa. Siempre sale agua marrón de la bañera y del lavabo. Las tablas del suelo están sueltas y se están levantando. Las condiciones en las que obligan a vivir a la gente no son legales ni correctas. Creo que tratan mal a los residentes porque el alquiler está regulado; sin embargo, aunque el precio sea más bajo, los residentes merecen dignidad. Tuve un vecino cuyo inodoro estuvo averiado casi un mes y a la administración le dio igual. Los residentes simplemente aceptan estas malas condiciones, y la administración sabe que puede comportarse así con esta población vulnerable. Es una conducta realmente deplorable (e ilegal).

Advice to the owners

Take better care of the buildings you currently own instead of trying to expand your portfolio by buying more properties in NYC. Would you want your family to live in these conditions? I think not. So, consider that next time you turn a cheek to the people you are mistreating in your buildings.

Nothing to complain

Pros

The apartments are big, the neighbors are receptive, and it is a good neighborhood.

Cons

Even though the super is very helpful, the laundry was not working for almost a year. So tread mildly on this topic.

Advice to the owners

Keep the services you offer working or remove them completely.
