Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of WOODACRE MANAGEMENT properties highlight inconsistent management quality. While some buildings offer affordable, spacious apartments with decent cleanliness and pest control, many renters report slow or unresponsive management, deferred maintenance, and recurring issues like leaks, noise, infestations, and safety concerns. Garbage and common area upkeep varies widely, with complaints about infrequent cleaning. Heating systems and infrastructure occasionally cause high bills or discomfort. Neighborhoods are generally positive, though noise levels and disruptive neighbors sometimes detract from the experience. Overall, expect mixed management responsiveness with satisfactory amenities, but be prepared for delayed repairs and uneven maintenance standards.

Cons

Not bad unless you have problems or need to contact the super / management

Pros

I love the location, people that live in the building are super friendly. The apartment is pretty spacious for New York and you’re close to the subway.

Cons

Worst management experience I’ve had in New York. Another resident stole a package and management did not respond for several weeks and after several attempts to contact. Although it’s an older building, management does absolutely nothing to keep it clean or maintain the building. They rarely clean the shared spaces and hallways (maybe once or twice every six months) and don’t schedule month pest control visits for residents. If you do put in a maintenance request, good luck the super also doesn’t respond. One maintenance request took around 4 months and several attempts to contact before it was fixed. On the other end, if you put in a maintenance request bc of a broken heater or pest control, something that requires another company it will be scheduled without management notifying you so hopefully you’re home whenever they decide to come!
