Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Raymond Vargas reveal a management team that is generally responsive and attentive to tenant issues, with many appreciating prompt communication and helpfulness. The apartments often feature desirable attributes like high ceilings, renovated units, and convenient locations. However, persistent problems include inconsistent pest control, poor garbage management, occasional maintenance lapses (especially water pressure and heating), security concerns such as package theft, and cleanliness issues in common areas. Noise levels and neighborhood safety also vary, with some tenants finding the environment less comfortable. Overall, expect a mixed experience with management showing willingness to address concerns but challenges remain in building upkeep and infrastructure.

Reviews

a beautiful apartment

Pros

The apartment has beautiful high ceilings and is renovated with washer/dryer. The property manager is also very responsive and helpful.

Cons

Not great pest control and area does not feel safe

Slum Lord Vibes

Pros

Unit was spacious and had great light; apartment building location was convenient to subway and restaurants

Cons

Awful smell coming into the units from the subway restaurant on the floor level; the windows needed to be replaced or soundproofed, you could literally hear every single noise off the street and it's on a major road; landlords did not clean my apartment after the last tenant left, it was filthy when I moved in; water pressure in the bathroom was truly nonexistant and they wouldn't fix it or even allow a 3rd party plumber in to measure the water pressure; security measures in the foyer are a joke because even if they catch someone stealing your package (as they did with one of my packages, because there is no secure package room in the building) they refuse to publicize it to other tenants or to help you report it to police; the landlords make plenty of money but don't invest any of it into the building at all.

Advice to the owners

Put some of the money you make back into the building, beyond simply renovating units to jack up prices and get more rent.
