not terrible, but also could be better

Pros:
Neighbors Don’t bother you, noise levels are good for remote working. Feels very safe and secure when entering and leaving building. Very close to Riverside Park if you run or like a good nature walk.
Cons:
Building cleanliness is subpar. Of course you can control in your actual apartment but I don’t think the porter cleans very often. Maybe once or twice a month. You can never get on the phone with building management after having the apartment. Con Ed has needed to access some thing that only building management can give them access to for about six months and I was being charged a fee so I had to contact con Edison to redirect the feed to building management since they are unresponsive. Which has been great since I no longer get the charge, but they still haven’t been able to contact building management.
Advice to owner:
There needs to be multiple people working in the office for the management company. And the super needs to be 24 hours or have multiple Soopers because every time we actually need support they’re not available because of the 9 to 5 Monday to Friday.

Rats Everywhere

Rats in my bed, rats in my fridge, rats in my closets. The ceiling in my shower fell into the tub. Only one outlet in each room. Loud Super can be heard anywhere in the building. Windows are not sealed and leak cold air into the apartment. The radiators don't work or management does not turn them on at the legal temperature. (potentially black) Moldy bathrooms and kitchens. (when asked to clean it appropriately they they painted over it) Ive had two packages stolen.
Advice to owner:
The whole building needs a renovation and a new super who is not taking care of a 8 different buildings on this block and who actually has some repair skills. Everything has a "bandaid" solution.

Great Super, Meh management

Pros:
The super, Edin, is amazing. He’s super responsive and fixes a problem ASAP. Additionally, this is a rent stabilized apartment.
Cons:
Edin makes up for the lack of responsiveness of the management. It takes management forever to respond to an inquiry or issue, especially if it involves billing. Additionally, the street noise can be a bit much since 135th street is a fairly wide street, a lot of the neighbors like to hang out outside during the warmer months but they are out there till 2 am.
Advice to owner:
Pick up your response time. An issue doesn’t have to be dragged out in a matter of weeks.

Cleanliness is nonexistent

Pros:
Great area. Rent was kept the same for 4 years.
Cons:
Major pest problems. Roach and mice infested. Super was not responsive and took weeks to get an issue fixed. Radiator was leaking for years without any help from super.
