Management company runs a scam
Former Tenant
Pros:
Great location, spacious apartments
Cons:
Landlord and management are a pain to deal with, extremely rude. They're either extremely disorganised or running a scam around late rent payment fees.

Don’t get scammed by 128 wythe
Former Tenant
Pros:
Somewhat Spacious apartments
Cons:
The Williamsburg hotel party is so loud every night of the week when it is warm out that the apartments here are almost unlivable unless thumping techno music helps you sleep at midnight. Management also seems to hate the tenants and treat everyone disrespectfully. Building is poorly maintained.

Avoid this place! Greedy landlord. Loud neighborhood. Arrogant management!
Former Tenant
Pros:
When we moved in the location, size and price was definitely a pro. It’s not the case anymore
Cons:
For a place that currently charges $3500 for a 600sqft studio in an building without any amenities, you get management that is non responsive (email or telephone) they ignore maintenance requests or tell you you’re the one responsible for them. (We’ve waited three months for an appliance replacement and still waiting for window repairs after a year). When they do pick up the phone they’re rude to you and raise their voice!

The front door is constantly malfunctioning which has lead to a lot of mail theft and burglary attempts. Rent increases yearly by the triple digits and they refuse maintenance of normal wear and tear of units, like basic wall paint touch ups or maintenance of the (already very cheap) broken kitchen or bathroom cabinets. Plumbing is also a constant issue, from clogging to water boiler leakage, to low pressure.

The building is also usually falsely advertised on real estate platforms as ‘unquestionably the paragon of classic loft living but with the modern amenities’ these aren’t lofts and there aren’t any modern amenities! The listing and brokers will mention ‘an extraordinary roof terrace’ but then the landlord threatens tenants with eviction to whoever goes up there.

They also claim the north facing units are ‘bathed in sun-light’, they’re really not!

The walls are paper thin and neighbors are disrespectful, from parties to dogs barking all day long. The neighborhood has also become increasingly loud in recent years with parties going till late on the Williamsburg Hotel or the drunken people coming from clubs nearby
Advice to owner:
Stop being greedy, stop raising rents and respect your tenants rights!

spacious units, absent landlords
Former Tenant
Pros:
large apartments, open layouts, real wood floors, some original detail, attentive super, option parking in building
Cons:
package “room” is a nightmare (mess/stolen packages), landlords have zero empathy and will almost always raise the rent no matter the situation

DO NOT MOVE HERE
Former Tenant
Pros:
Amazing location, with beautiful interior. Most units are very large.
Cons:
HORRIBLE MANAGEMENT DO NOT MOVE HERE!!!!!!! We moved in and there was a rat problem, the apartment was never cleaned before we moved in (the previous tenant a knives were still in the dishwasher). The unit was never updated. We were promised a bike room but it was so full of the supers personal belongings we couldn't use it. No one helped is with our move on and getting the access that we need. And in Apt. 2B they will not tell you this but the garage door motor is attached to the bedroom floor.... YOU WILL NOT SLEEP. They never informed us of this prior to moving in and it's absolutely unlivable, it shakes the whole apartment and goes off over 25 a day at all hours. We attempted multiple times to get in touch with management who completely ignored us. It took us getting a lawyer to get any kind of response from them. I'm telling you, save yourself and DO NOT MOVE HERE.
Advice to owner:
Learn to care about your tenants and at least respond to them, you completely rip people off and have no moral code. Learn how to be a better person and check in on your buildings and supers, the laziness is not going to pay off.
