Slum Lord Loser

Pros

I was born in this area and have lived in this building for over 40 years. First on the Edgecombe 525 Edgecombe park side then into the 473-475 part of the building. The Things I like is the Parkside view. Multiple public Transportation access points, The close proximity to groceries, beauty services and shopping. Easy commute to Bronx and New Jersey. Close proximity to Parks and recreational activities. Parkside of building is quiet and can see Yankee Stadium as well as hear the Rucker Park BBall Games and musical entertainment held there. Sugar Hill Community events.

Cons

Mushrooms growing on my Kitchen and Bathroom ceilings, Black mold infestation, Pest infestation, Ceiling in Bathroom and kitchen constantly leaking and falling. Kitchen sink is rotted, The supers work suck but after all he does claim proudly that he worked with NYCHA so that says it all. The super damages more than he repairs. The landlord loves to hire illegal, uncertified workers to handle plumbing and electrical problems even when the courts ruled he has to hire certified electricians and plumbers. We still have fuse boxes so good luck finding a hardware store at 2 am when the fuses blow. This landlord has defied and ignored every lawsuit, HPD, DHCR and Housing judgements that where ever presented to him and the courts and other agencies allow him to not do what is right. My warranty of habitation was violated to the point I got a permanent rent reduction which he still violates sending me fake eviction notices and registering the apartment at the illegal rent. This landlord is a pro harasser. By not providing repairs, placing illegal fake eviction notices on your door for all the neighbors to see. I have been in and out of the hospital because of respiratory illness and skin rashes all connected to the lead, rot, mold, pest, rodents, and whatever other parasitic creatures that dwell within these rotted walls. On top of all that the original tenants just found out that the landlord is selling apartments to a real estate company and they are renting these apartments out for way more than legally allowed. Do yourself a favor do not rent any property from Massud Rahbar aka Mike Rahbir aka 473w158th st corp or Blackwater Associates Inc. the ones who are buying the apartments, raising the rents on those apartments while not providing the necessary upkeep.

Advice to the owners

Sell the building and our apartments with the attached stores to the tenants at fair market and AMI rates not realty companies. Hire licensed Plumbers, electricians, carpenters and Exterminators to fix the problems you were already ordered to fix. Hire a competent maintenance team new super, and super helpers to help with repairs. Rehire the security guard who we had for years until Mike bought the building and take down those fake cameras. We are tired of having our packages stolen from a once locked mailroom that is now open to the public and having to pay extra every month just to have a ring cam for protection. Stop illegally sending fake eviction notices stop charging illegal rents make the illegal apartments in the basement into community rooms that can be rented out stop being cheap and pay the people who do work for you. #1 complaint from anyone who provided services for this building is you dont pay them you have a yacht and a sugar baby pay these people so your tenants can stop suffering. Lastly have an online rent payment option so you can stop losing all those L&T court non rent payment cases because of your over 20 year relationship with an accountant that cant count. Thank You
