Ongoing Leak for 8 months

We have had an ongoing leak for 8 months. Management has not properly fixed it. The fire department issued management a fine for not maintaining the sprinkler system. The ceiling fell in, lights smashed, and our belongings were damaged. Landlord claimed he was not liable for the damage with an illegal clause in the lease, which is void because illegal statements cannot be put in a legal document. We have still not received adequate compensation for the issues and the leak is still not fixed. Poor trash management as well - it's taken out less than once a week and it becomes a mess in the yard.
Advice to the owners
Hire people to properly maintain your buildings and have an emergency response line. You shouldn't be unreachable when your tenants are experiencing massive flooding.
