Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for Henry Spitzer's buildings reflects a mixed management experience. While some appreciate his responsiveness and the convenient locations, cleanliness and maintenance are consistent pain points, especially at 605 Rugby Road, where garbage management and pest control are notably poor. Heating generally works well, and neighbors tend to be agreeable. Security and comfort are praised in some buildings, though visible damage like bullet holes raises concerns. Tenants suggest improvements in garbage area upkeep and building repairs to enhance safety and cleanliness. Overall, management is considered responsive but could benefit from more proactive maintenance and better common area conditions.

Dirty, dirty, dirty

Pros

The location is very close to the train station and other shops making it very convenient.

Cons

So dirty. I can overlook the common areas never being cleaned but throwing out the garbage in the alley is taking a chance on tripping over the narrow and dirty steps to go in the alley, bumping into a random homeless person or drug addict, getting attacked by flies and rats, or stepping in poop/vomit/garbage. The heat was intense in the winter but better than no heat I guess.

Advice to the owners

Clean the common areas, and put a locked gate to the garbage area

Dirty, poorly maintained building

Pros

Great location, 1 block from subway. Nicely renovated apartment. That's about it.

Cons

Came to view a vacant apartment. The apartment itself was renovated and nice, but the building is absolutely run down. The building door paint is peeling and tagged with graffiti. Dingy dim yellow lighting, scratches and streak marks covering all hallway walls, loose tiles in the stairwell...it felt like a horror movie. The courtyard is full of garbage and rotting construction materials AKA rat & roach heaven. No live in super (apparently they live a few blocks down) but I doubt they are active after what I had seen. Makes sense why the apartment was listed so cheap. AVOID.

Advice to the owners

Fix up the building!
