Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews of buildings managed by Ariel Feldhamer highlight various aspects. Tenants appreciate the cleanliness, attentive staff, and amenities like pet-friendly policies. However, concerns include management issues such asunresponsiveness, prolonged construction, and strict rules leading to fines. While some buildings offer excellent maintenance and community events, others face challenges with neighbor noise and location drawbacks. Despite mixed feedback on management responsiveness and surrounding areas, residents value the well-maintained amenities and functional living spaces in diverse Queens locations. Rent-stabilized options add to the appeal for residents seeking convenient, comfortable living experiences in certain buildings.

Love living here
Former Tenant
Pros:
Building staff is amazing and apartments are thoughtfully designed. Love that the building is pet friendly without any additional pet rent or fees. Maintenance is super responsive. Usually your request is taken care of within 24 hours.
Cons:
There’s currently a lawsuit being filed against the building accusing the building of a rent concession scheme, so that’s how skeevy we feel the management is, and every little thing costs money in this building.
Advice to owner:
No one wants to rent the shitty shoebox studio for $3400. You gotta be real.

Love living here but there are a few quirks...
Former Tenant
Pros:
Beautiful lobby and great amenities. Large courtyard and nice rooftop. The location can't be beaten. It's nice to have an option outside of TF Cornerstone (terribly run monopoly on rental buildings in the LIC waterfront)
Cons:
Management is not very responsive and can be difficult to reach. The construction is not their fault but I wish that they were more proactive about opening up the sidewalk more to allow for cars to pull over for dropoffs. Heating does not work that well sometimes in the winter because the central air controls are for the whole apartment, not the individual rooms.

Great location and amenities, not great natural light
Former Tenant
Pros:
Really great front desk, doormen and workmen, clean, well managed. Leasing office was very hard to get ahold of when I first moved in, but the rest of the building team are great. Otherwise clean and very well managed. Right next to gantry park landing. Very convenient access to the 7 train.
Cons:
The south facing units are right next to another building, so the curtains/blinds need to be down for the most of the day. While the unit is still bright being south facing, it can feel a bit suffocating. The other units are north facing .

Wearing me down
Former Tenant
Pros:
Maintenance is very responsive. My speed oven broke one night, and I had a new one the very next day. The building is clean and well kept. The staff is amazing. They really make the place feel like home. The apartments themselves are also very thoughtfully designed and are spacious enough. The water pressure is the best I’ve ever experienced in New York City.
Cons:
I’ve lived here for a year now, and the building management is slowly wearing down on me. They’re so arcane about their silly little rules, and they will actually watch you on the cameras to make sure you’re following the rules. It feels intrusive, and also, who has the time? They’re really just looking for reasons to fine you. If you’re actually trying to just live your life, don’t do it here. You’ll just get fined for every little thing. Also, I feel like they’re specifically targeting people who got apartments during their pandemic deals, trying to push those people out. My neighbor got fined because he had a lot of people in an amenity space that no one else was using at the time. They charged him a pro-rated space rental fee, which ended up being around $350.
Advice to owner:
Stop stalking people and finding reasons to fine them. Like sorry you lost money during the pandemic, but if you keep being this way, no one will want to live in your building.

Decent Place to Live
Former Tenant
Pros:
Clean, pretty modern, employees are friendly.
Cons:
Insulation isn’t great — huge windows lead to cold temps in the winter. Build quality is OK, but has some issues.

Nice luxury apartment with lower cost
Former Tenant
Pros:
Clean Nice 24/7 doormen Quick response to repair request Right next to N/W train In-unit laundry Lower cost than nearby LIC luxury apartments
Cons:
You can hear everything in the hallway, which is fine most of the time, but if someone comes in late and talks loud it can be annoying.

Good building, bad area, bad mgmt
Former Tenant
Pros:
Amenities are new. Most Doormen and staff are nice. Pool is free for 2020 summer. Can find some really good rent controlled units.
Cons:
Surrounding area isn’t great. Full of homeless shelters now. Management is not very responsive or sympathetic. Have heard of people waiting forever to get deposits back. Surrounding area is also full of construction. Doormen seem to sometimes forget where packages are.
Advice to owner:
Listen to the tenants.

Love the building!
Former Tenant
Pros:
Great high end finishes and amenities. Management and building staff are also the best I've ever encountered.
Cons:
Surroundings aren't great, lots of construction. Also no active vents in bathroom so it gets steamy.
Advice to owner:
Keep it up!

Great experience overall
Former Tenant
Pros:
Friendly and responsive building and maintenance staff
Cons:
Property management really slow to respond. Tough process if you ever need to break your lease early. Odd appliance choices - the stovetop design slopes, so your pans will never sit level when cooking. Windows do not have screens, so bugs will get in.

From 2018 to 2020
Former Tenant
Pros:
A lot of day one neighbors made it feel like a community.
Employees in the building are awesome!
Cons:
Recently everyone started leaving since rent was dropping everywhere in the city due to pandemic, but ARC was not budging on their rent.
