Building has potential

Pros:
Very quiet building. Decently sized apartments. Quiet, cute neighborhood with nearby restaurants, groceries, laundry, and basic services.
Cons:
Floors are really dirty. The lobby is swept occasionally, but otherwise floors haven't been washed in many years and look disgusting and sad. The paint in the lobby and all the common walls and staircases is peeling and flaking off. Holes that have been roughly patched up with spackle have not been painted for years. Neighbors who live on the top floor have leaking ceilings when it rains. Any repairs are done with the cheapest supplies and most minimal effort.

Occasional roaches, and like with any old NYC building the apartments show wear and tear. However, management has really let things go.

It's to bad, with a little bit more care, the building could feel really nice and welcoming instead of worn out and depressing.
Advice to owner:
Paint the common areas, wash the floors at least once a month, fix the roof, repair things properly. Basic upkeep is lacking.

There isn’t much security in the building & the studio isn’t practical.

Pros:
Lots of sunlight in my apartment
Cons:
The door to the building is always left open. Having to climb stairs instead of getting on an elevator but I know this is because the building is old. But it’s exhausting.
Advice to owner:
If you’re going to have studio apartments make them practical and livable & the outlets should be in the right spots. There also should be a new paint job in the apartment & more closet space.
