Ice Cream Factory
Pros
Excellent cafe built into the building. Tall ceilings. Lots of closet space. Central air. Washer, dryer, and dishwasher in unit.
Cons
Drain flys run rampant all spring & summer.
Advice to the owners
Fix the fly problem, and you’ll have an all around great place here.

elevator smells like pee
Pros
quiet on the fifth floor (except fireworks during the summer), elevator works, great location within nyc! rent stabilized.
Cons
elevator is small and smells like urine, poor security for front door = stolen packages, lots roaches partially because of restaurants on the ground level.
Advice to the owners
pest control, increase the security to reduce package theft
