Great Time Living Here

Super genuinely cares, building is reasonably priced and well kept, regular renovations for tenants who renew, tenants tend to stay for a long time, central air, so close to train
Cons:
AC/heat bills can get high. Walls inside the rooms were thin

Pros:
This is a great unit for the price of rent. Given the neighborhood is SO expensive and popular, the rent here is a steal. The building is clean, the landlord is responsive, and the neighbors are nice. The living room is MASSIVE and the apartments are overall set up well for guests and entertaining. You will be supremely comfortable here.
Cons:
Unfortunately, the apartments could use a facelift. While there are crucial things like central air and heat, the bathrooms and kitchens are outdated as well as the flooring throughout the apartment. A little love could go a long way.
Advice to owner:
Update appliances!

Quiet, clean, chill neighbors, backyard space, great super, responsive and fair management, great location. rent stabilized (for now)
Cons:
some of the bedrooms are quite small, and in a duplex the layout is a little weird. windows in the bedrooms but the common spaces are dark. rent stabilization expiring so it's probably not gonna be quite a steal for the next people.

Cons:
I can’t think of any. I love my building and have renewed my lease for two years. Super is friendly and responsive during situations with clogged drains, changing our air filters, and times when we’ve locked ourselves out.
Advice to owner:
Make laundry free.

Responsive landlord and lovely super, problems were fixed quickly even when they came up on holidays.
Never had any pest problems, despite living in a basement apartment.
Cons:
Would have stayed with the rental company when I moved if they were a little more affordable - I had taken over a lease and prices for smaller units were pretty high when I was looking but that's just a NYC problem.
Advice to owner:
I've never had such a decent landlord, let alone in NY. Keep it up!

Great price for 2 bedroom apartment 1 bathroom at 2200 total (1100 each) a month. Shared backyard for a couple of buildings that is great if you have a dog. Building manager is super responsive and helpful. Building always being cleaned.
Cons:
Laundry was only in one building that 6 buildings had to share so i had to walk out and into a new building to do my laundry

if possible to add more laundry

Great building management and an amazing super. Spacious apartments and central air. It's in a great location and the owners are responsive and responsible with all problems. Living here was an amazing experience.
Cons:
There's a courtyard which can get noisy at night if neighbors are hosting in it or having parties.
The street the building is on can get dirty.

they did a great job. it’s the only building where i can say i really enjoyed living there and big part of it had to do with their management style.

Decent but Careless

Pros:
Washer and dryer in the basement. Dishwasher. Consistent garbage cleanup but definitely not enough space to leave trash for the amount of people living here. Typically somewhat responsive via email.
Cons:
Very thin walls. Neighbors are often noisy and disrespectful. A lot of issues with music, some parties, gatherings in the shared yard. A bit neglectful of general upkeep (lightbulbs in hallway spaces, back yard grass etc)
Advice to owner:
It definitely feels like more pride could be taken in these buildings. General maintenance seems to be mostly concerned with conservation rather than going the extra mile.

Nice Building, Excellent Management

Pros:
Great location, pet loving landlords, great to have a private courtyard (w/bike storage) and roof deck during quarantine. Dishwasher and HVAC in units, coin laundry room in basement. Building has been lived-in, but maintained. Common areas kept clean by staff. Super is responsive and quick with repairs. Small, family-owned property mgmt office located two doors down. There is a beautiful Japanese shio plum tree behind the property that blossoms and fruits each year.
Cons:
Some of the finishes in the units are basic or outdated. (A lot of honey oak.) There are a few design flaws- such as the tiled-in toilet paper holder being 50” reach from the seat. The laundry room machines often have issues, which was less annoying when they were cheaper. It’s a walk-up, so upstairs tenants get some flights in. Intercom building, generally feels secure, but having Salerno open 24/7 is kind of nice. One loud, drunk neighbor yells on the phone, is the president of the renter’s association. Even though we don’t have said association.
Advice to owner:
Less coins in the laundry. Otherwise, thanks for being great lords of the land.

Pros:
It’s a really well maintained building. Our super is attentive and really helpful. The management company is responsive and communicative. I adopted a cat recently and wasn’t sure what the fees would be - no pet fees and we were told they encourage adopting pets in need. We haven’t had any issues that weren’t resolved quickly and without friction. Best experience I’ve had in NYC with a management company.
Cons:
I really don’t have anything negative to say.
