Large flex 3 bedroom / 2 full marble bath with great natural light and washer/dryer in unit on the 6th floor of Falcon Tower. This apartment features a spacious living room, ample closet space and a fully equipped windowed kitchen with stainless steel appliances. 

Falcon Tower is an impressive 31-story full service rental building located at 245 East 44th Street in Midtown Manhattan. Originally constructed in 1987, the building consists of 181 residences, many of which have large balconies affording open city views. All apartments come equipped with a dishwasher and microwave. Many units also have stainless steel appliances and washer dryers. The on-site amenities include a newly opened gym featuring Peloton bikes, Cybex machine, free weights and treadmills. The amenity fee for the gym has been waived.

Tenants also receive a generously discounted membership to New York Health & Racquet Club.

As of June 11, 2025, the FARE Act is officially the law in New York City. Despite some efforts to block it in court, a judge has ruled that enforcement can move forward. That means renters can no longer be charged broker fees if the broker was hired by the landlord.

On June 21, the NYC Rent Guidelines Board voted in the largest rent increases on rent-stabilized apartments since 2013. The Rent Guidelines Board is responsible for setting the allowable increases on stabilized apartments every year. Leases commencing after October 1, 2022 will experience a 3.25% increase on 1 year renewals and a 5% increase on 2 year renewals.
