Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for properties managed by Ambrose Cheung reveal significant management issues. Common complaints include severe pest infestations, particularly rats and mice, alongside ineffective garbage disposal practices. Residents express frustration over unresponsive management, unclean premises, and maintenance delays, especially concerning heating and water issues. While one review noted responsive management and decent noise control in another building, the overall sentiment leans towards dissatisfaction, with a majority of renters recommending against living in these properties. Prospective tenants should be cautious, as consistent concerns about cleanliness and upkeep suggest a lack of professional management.

174 Delancey-live with rats!

Pros

LES location (can be loud), proximity to train

Cons

The courtyard trash area has had a horrendous rat problem for at least the last year. Management does nothing to address the issue, despite multiple visits from the Dept. of Health and violations issued to the buildings (there is a front and rear). They have left dead mice sitting in the courtyard for over 24 hours more than once. I haven't seen mice in my apartment, but the rats and mice are definitely inside the buildings--I hear them moving in the ceiling and in the walls. The trash is poorly managed, there is not enough trash cans for the number of apartments and the buildings are generally not cleaned. Other issues: -As another reviewer mentioned, electricity costs are ridiculously high for how small the apartments are (especially in the winter) -There have been leak issues in the apartment below mine -Intercoms don't really work -I have put up with these cons (and others) so far because the price per location is good, but would not recommend moving in.
