Pretty nice building

Quiet building, nice family environment
Cons:
Streets can be a little noisy. There's also always horses and carriages going through this street so you'll hear that a lot

Install cameras and a package lock box in the lobby

Avoid BeachLane!

The building itself is beautiful. Dog and children friendly and incredibly kind neighbors. GREAT location & very large apartments.
Cons:
The management company will not respond to you even in an emergency. The ceilings are hit or miss as to whether there is insulation. While some neighbors are the kindest you’ll ever meet, others do not care & will move furniture at 1am and sell drugs from their apartment. When this was reported to the management they said ‘That’s NYC’ despite the ironclad lease they have all tenants sign. The apartments have plumbing issues and you may deal with leaks from the roof consistently (even on the first floor). I lived there only 6 weeks before my bathroom ceiling came in and started ‘raining’ from a broken toilet above that got worse because the tenant trashed the apartment and left. True story. It’s a ‘co-op’ but everyone rents, though there are some tenants who don’t have a lease so they aren’t subject to the same rules of respect for their neighbors.

Beachlane Management in general will not deal with issues and if they ever do get around to it, they’ll do the bare minimum. Good luck getting them to answer a phone or respond to an email. If it gets so bad you need to seek legal action, they will threaten to sue you. They will leave your phone number on the intercom security system to the building, even 9 months after you’ve left you may still get calls from the front door.
Advice to owner:
Respond to your tenants. Help your tenants who live there. Step in if there are serious issues with tenants. If you’re not going to enforce not selling drugs on your property, then why have it in your lease? Why have any of the rules in your lease if you only enforce them on some tenants but not others.

Quiet building with families

Pros:
Very quiet, safe, tree lined street. Super is a sweet older man. Good apartments with good management. Basement laundry and elevator
Cons:
Basement was a little dirty.
Advice to owner:
We need online rent payments. Don't want to mail a check every month.

Basement is gross. The elevator’s the only way to access the basement, which is where the laundry is located.
