Great Spot to Live
Former Tenant
Pros:
Proactive, responsive management and landlord, great community—neighbors all friendly. I lived in the building from April 2021 - August 2022 on the ground floor in a studio apartment. I really loved my time in the building and it was one of my favorite living experiences in my 7 years in NYC.
Cons:
Nothing major to note.

Do Not Pay a Broker Fee to Live Here
Former Tenant
Pros:
Location along Franklin Avenue is convenient.
Decent sized one bedroom units
Nice roof deck.
Cons:
This is a condo building that has become a de facto rental / Airbnb. Lots of short term tenants and tourists throwing loud parties in many different European languages late into the night. No real building management to speak of, they are very slow to respond to any maintenance issues. Despite being a new building most units are in poor repair with cheap appliances (e.g. Blomberg brand). Our lease was cancelled 3 months into a 12-month term because the unit owner was divorcing her husband, so we had to scramble to find a new apartment. It should be illegal to charge a broker fee given they cancel their leases so frequently here.
Advice to owner:
Ensure the leases owners issue their tenants here are actually legal and enforceable.
