Ok spot, old building, ok landlord
Pros
Location is solid, quiet street, beautiful building.
Cons
No regularly scheduled pest prevention led to roaches, no regularly scheduled cleaners for hallways, trash consistently in front yard, property manager raised rent by large amount due to "Iran War" and asked me and other units to negotiate rent increases directly with him. this caused me to leave.
Advice to the owners
schedule pest control and clean hallways

Beautiful 1930s interiors, some preserved original features.
Cons
Odd apartment layouts. Lack of urgency on appliance repairs.
