Review Summary for Michael Grunstein
Summarized from anonymous rental reviews on openigloo.
Tenants under Michael Grunstein appreciate his responsiveness and reasonable management, particularly in addressing urgent concerns and maintaining overall building operations. However, issues with cleanliness, pest control, and maintenance—especially in older walk-up buildings—have been noted. Residents call for improved superintendent performance and greater transparency in financial matters such as security deposit deductions. Noise levels can be problematic near busy streets or construction sites, impacting comfort. While some buildings are well-located with desirable amenities, a need for better upkeep of common areas and interior repairs remains. Prospective renters should expect attentive ownership but also be prepared for some aging infrastructure challenges.

Great space and landlord but very noisy
Former Tenant
Pros:
Lots of natural light
all rooms are decently sized with windows
large living room/kitchen space
Landlord is very responsive to all concerns
Cons:
Construction happening next door for the last year which makes it very loud. Also a lot of noise from the street in the front area of the house.

Great landlord, awful super
Former Tenant
Pros:
Laundry in the building, and the location is great for eating out and going out
Cons:
The super will ignore you, even if you’re having an urgent issue. The common areas are barely cleaned. Because it’s an old walk up, you will encounter a mouse every so often.
Advice to owner:
Make the super do their job

A nice small 2 bedroom apartment
Former Tenant
Pros:
Close to all good cafe, restaurants and bars in East Village; nice and quiet neighborhood; small but cozy size apartment.
Cons:
Appliances, floors and other finishes are old and scratched. Windows were not working well. Had met a mouse once and several cockroaches. Washer in the building is quite old and cannot clean clothes sufficiently. The landlord is reasonable, responsive but not friendly and hard to talk to. He deducted $200 from security deposit for cleaning which is not reasonable and did not return $100 key deposit when the lease ends.
Advice to owner:
Be more transparent on the money issue. Be more friendly and communicative.
