Great place to live
Former Tenant
Pros:
Very well run property Nice door staff and security Responsive management and quick maintenance Rent stabilized Central heat and AC work very well Minimal city noises on high floors or facing Hudson Never any issues with pests or bugs Nice amenities and very functional gym (did not need another gym membership) Quiet area of HK
Cons:
Expensive. Small units and long skinny room. Not ideal for king size beds It might be noisy if you are on a low floor and or facing Lincoln Tunnel intersection (frequent traffic jams and beeping) Sub-par water pressure and heat. Could not get a warm enough shower at certain "rush" hours (e.g., 8-10 AM) and had to plan accordingly Roof terrace closes for ~6 months out of the year, Nov to May roughly A bit far from the subway
Advice to owner:
Keep the 8th floor terrace open for longer during the year

Awesome one bed
Former Tenant
Pros:
Condo level finishes. High ceiling. Oversized one bed for the price but no laundry in unit
Cons:
Lot of young people moved in during pandemic. Can get a little chaotic with the noise they make
Advice to owner:
Raise rents

Modern NYC Building
Former Tenant
Pros:
Large windows with sunlight even in Northern exposure. Nice gym facilities and lounge.
Cons:
The dryer don’t completely dry the clothes. The fridge is small and can’t keep food fresh because the Summit fridge uses the freezer to cool the fridge part. It’s weird
Advice to owner:
Update the appliances (fridge and dryer)

Best luxury building in Manhattan
Former Tenant
Pros:
Amazing management and building staff
Cons:
Very pet friendly -- almost TOO per friendly. Driveway is covered in pet waste odors and stains because residents fail to keep the pets from going on the property, so I have to walk through it every day to get to my front door.
Advice to owner:
Open a back door for pet owners to use to get to the dog run instead of allowing them to use the front door and urinate all over the driveway.

It’s just ok
Former Tenant
Pros:
Great staff, and if you’re always inside the building or in your apartment then it’s lovely! Free shuttle to the east side and back.
Cons:
Rooftop is closed for half the year. Right next to the bus depot, so one side of the block is always disgusting. Three blocks from the Lincoln Tunnel, so traffic and traffic noise is crazy during rush hour. Bus is the closest public transport. Tourists everywhere because of Circle Lines and Times Square.
Advice to owner:
Keep the rooftop open year round!

You can smell cooking or smoking from other apartments.
Advice to owner:
Please advise dog owners even strongly to not have their dogs pee near the building entrance areas.

Great Doormen, Not So Great Management
Former Tenant
Pros:
The building (Silver Towers) is in excellent condition. But the best part are the desk and doorman staff. When I left, it was like saying goodbye to friends. Also, the maintenance staff is top-notch.
Cons:
There are three primary negatives about this building. 1. The smell from the garbage room is impossible to cover up. Even on floors 50 stories up. 2. The location is terrible because of the Lincoln tunnel traffic. 3. Management is basically unresponsive and very paternal. They treat everyone like children.
Advice to owner:
Maybe let the front desk and doorman give your management team a lesson in customer service. You can literally go to the management office and stand there for 10 minutes before anyone acknowledges you. And then, they are clearly annoyed by your presence. And they treat everyone like a child.

Silver Towers long time resident
Former Tenant
Pros:
Top notch amenities, easy access to NJ and uptown via West Side Hwy, helpful staff, large indoor parking garage,
Cons:
Traffic congestion, frequent unruly tenants, inflexible management office, not the best value for money in the neighborhood
Advice to owner:
Adapt to current Covid environment and match offers being dangled by neighboring buildings in order to keep loyal existing tenants and attract respectable new tenants.
