The building has been a good place to live overall. It could use improvement.

The apartment is in a great location. The unit itself is newly renovated and has great closet space.
Cons:
The apartment building can use more cleaning on a regular basis. The garbage shoot and laundry area are not always well maintained.
Advice to owner:
Maintain regular cleaning of garbage shoot, hallways, and laundry room.

The building was recently renovated and the common areas are usually clean. Its also near multiple parks and relatively quiet.
Cons:
The trash often smells throughout the common areas. The repairs take a while.
Advice to owner:
Manage the trash better.

The building itself is nice, with good amenities like a gym, package room (not as secure as you might think), storage (usually full), and a play room (good for kids <5 when it's clean). The super, Gilbert, is great. The park across the street has a weekly farmer's market and NYRR open run, and it's a great place to go for a walk and for the kids to ride a bike or scooter
Cons:
The park across the street is mostly positive, but there are people who hang out there who frequently break in to the building (or follow residents or delivery people in) and steal packages from the package room and from people's front doors. Building management isn't doing much to help. Floors are squeaky and you can hear everything from the people above you. They are stingy with the heat - they barely meet legal temperature minimums.
Advice to owner:
Make the roof available to residents. Put a camera on the package room panel so your employees can verify it's a delivery person. And report theft to the police. And add more cameras.

Good value rent

Pros:
The location is really convenient with great public transportation options nearby, neighborhood restaurant row a block away, Central Park and Morningside Park in front and around the corner. The building is from 1920 but underwent a total renovation about 7-8 years ago. All systems and finishes in all units are new, tasteful, up to current codes including fully sprinklered throughout and large ADA bathrooms. The street facing apartments are the best, with huge windows, park views and tons of sunlight.
Cons:
The maintenance could be better. The cleanliness of the public areas, hallways, lobby, stairways, laundry room, etc. is sometimes less than it could be. The street in front is very busy. Morningside Park is loud and noisy all weekends in the summer with large parties until late at night. Management is generally responsive but sometimes dragged their feet with tenant concerns due to issues with the renovation. The laundry room is very small and isn’t cleaned frequently.
Advice to owner:
More attention should be paid to cleaning the public areas and also keeping the exterior tidy. The planters in the front of the building have harbored rats that dig up the dirt and spill it all over the sidewalk, and it just sits there. Also the tree pit on the side street is full of litter and should be looked after.

The super, Jorge, is great and keeps the place looking nice. Close to bus and subway stops. Updated finishes and a generally clean environment. Great proximity to two parks.
