Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Rachel Phipps shows a mixed picture. Some residents appreciate good location, in-unit amenities, and responsive management regarding certain issues. However, persistent problems include inconsistent heating and hot water, pest control challenges like bedbugs, and poor overall maintenance. Several renters report unclean environments, inefficient garbage management, broken security features, and safety concerns. Communication and owner responsiveness vary, with some experiencing delays or inadequate follow-up. Noise and difficult neighbors in a few buildings also impact living comfort. Overall, expect a management team that tries to address issues but may fall short on timely repairs and comprehensive building upkeep.

Cute place, good location

Pros

- In unit washer/dryer - Plenty of space in the room and good amount of closet space - Has an AC unit - Close to Prospect Park, 2/3/4/5 subway, and around lots of restaurants/coffee shops

Cons

- Management can be unresponsive at times, sometimes you have to follow up a few times but they'll fix whatever issues you have - Waste bin management is kind of frustrating, small building but all the bins are in the entrance

Hot Water and Heat Issues Consistently

Pros

Great light. Quiet area near Smor.

Cons

Repeated hot water and heating issues. Management was responsive. But the frequency was unacceptable. One of the radiators in my building simply did not work.
