Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Giro DeSimone indicate a mixed experience. Residents appreciate the prime locations, modern amenities, and solid neighbor relationships, contributing to a vibrant community atmosphere. However, several issues arise regarding management responsiveness, cleanliness, and pest control, particularly with reports of cockroaches and mice. The communication system is outdated, relying on physical checks without digital options, which frustrates residents. Maintenance delays and ongoing construction detract from the overall experience, leading some tenants to seek improvements in management practices. Overall, while the buildings offer attractive living conditions, attention to management and pest issues is needed for enhanced tenant satisfaction.

Nice apartment, poor building, hard to reach owners

Pros

Great apartment, lots of sun, nice price for the washer/dryer, apartment was very modern. Appliances (in unit washer and dryer, dishwasher) worked rather well. Wonderful location, genuinely one of the best in the city that makes up for any con imaginable. There is a trader joes less than a 10 minute walk away. Very close to the CE and pretty close to the 6 line, which makes commuting across Manhattan wonderful. Nice deli close to the apartment, Joe and the Juice across the apartment, too many nice food places to list. Streets are pretty. Always felt safe, rarely ever felt sketchy. So much to do in the area. Always people around which adds to safety feeling, can be busy during the day-time (not really a con, fun to people watch) but it is also quiet at night which is great. Walking the streets is so much fun.

Cons

So many cockaroaches in the basement it is disgusting (there is a juice restaurant outside which fuels this problem). Building looks dingy and dim and depressing. Owners only allow rent to be paid through physical mailed check, owners don't even have an email or phone you can contact, have to go to their office in the West Village every time you see them like it is the 1920s. 2 of my packages were stolen. A/C sometimes would randomly break for like 2 weeks and then magically come back on again. My apartment was heated through a very hot pipe, it was placed right next to the toilette (like an inch away) which burned me a few times. They charged me an insane broker fee (this was before nyc made it illegal to charge that, so not a problem anymore) and also required many steps to be approved for the apartment.

Advice to the owners

Update your systems to use email and accept digital payments. Make communication easier with renters.

Decent apartment in a great location

Pros

Elevator, In unit W/D, dishwasher. All that you really need. Great location.

Cons

Had a mouse and several cockroaches over the year, but nothing crazy. Trash chute was a bit small.
