Don’t do it

Pros:
Lived there for two years, 4years ago. Quiet street, great location. Only two neighbors who were always nice people
Cons:
Landlord is a nightmare. Rude and difficult to deal with. Few examples; Had mold in the wall and took 5 months to fix, always going on about how “it’s an old building”. Turned out he just painted over it and didn’t actually do anything, 6months later it returned.
Would always do surprise visits with 5min heads up!! Honesty so stressful having this guy as a landlord. Knowing we were at work “oh I just need to come by check a [potential leak, the mold, the roof, the window]”. Always something different and always the same way; sneak attack to basically see how we were living. I mentioned this to the neighbor downstairs, who was a doctor working nights, and he said he once came out of his bedroom after sleeping in the day due to his shift and saw the landlord was IN THE MIDDLE OF HIS APARTMENT, claiming he needed to fix something.
Shocking
Few other stories and small things. But that’s kind of the point - always something stressful with this guy
Oh and he took $800 off my security deposit due to repainting and filling nail-holes in the wall where pictures hang.
It was my first apartment in NYC and I was too young to realize how messed up all of this.
Advice to owner:
Act like a proper landlord not intrusive and careless about maintenance
