Avoid Independence Plaza & Stellar Management at All Costs

After two years as a tenant at Independence Plaza in Tribeca, I can confidently say these buildings are not worth the sky-high rent or the constant headaches—largely thanks to the appalling behavior of Stellar Management Leasing staff, specifically Sheri Ramirez.

When my household explored moving to another apartment within the same building, we were met with unprofessionalism that went far beyond typical NYC leasing frustrations. April and Sheri were dismissive, evasive, and repeatedly provided contradictory or misleading information. Their communication style was, at best, careless, and at worst, deliberately obstructive. Instead of working with long-term tenants to find a fair solution, they seemed determined to make the process as difficult and unpleasant as possible.

It is mind-boggling to witness such a lack of courtesy toward residents who have been paying steep rent here for years. Details were omitted or spun to fit whatever narrative suited them in the moment. The result? Wasted time, unnecessary stress, and a stark reminder that Stellar Management prioritizes profit over even the most basic tenant respect.

The location in Tribeca might be appealing, but if you value honesty, professionalism, or even basic decency from building management, you should seriously reconsider. There are far better-run buildings in the neighborhood that won’t treat loyal tenants as disposable inconveniences.

I liked some of the doormen/women a lot, some of the other ones were very creepy.
The central air was nice and garbage/packages were taken care of promptly

you can hear the streets from the 28th floor!
Management is also a piece of work. It took multiple months to get a lease takeover handled due to incompetence and improper staffing

Nice working with a management company (no fees) - get on their rental list serve to see upcoming properties coming to market!

It can be tricky dealing directly with management. They are not flexible so recommend following their rules - they will not give in to requests.

- Legit soundproof walls, couldn't hear a thing
- Apartments had so much space! In-unit washer and dryer was amazing
- Staff was nice, food delivered right to your door, good package management system
- Great location
Cons:
- Responsiveness to issues was sometimes slow, not terrible though
- Raised rent by an obscene amount our second year living there so had to move out. Raised it $100 the first year, $1700 the second year.
Advice to owner:
Don't raise the rent by so much

Elevator, doorman, washer/dryer in unit, renovated, great views
Cons:
Occasional cockroach, had bedbugs one year, lobby has smelled funny ever since Best Market was there, elevators often out of service and therefore crowded, younger and louder tenants

The doormen and building staff are wonderful. Very kind and helpful.
Large laundry room.
Trash chute and recycling on every floor (cleared out pretty regularly).
Great location -- right by the park, so if you're lucky, you also have an excellent view. And close to target/whole foods
Cons:
Poor ventilation -- our bathroom ceiling would crack every few months.
A bit of an older building for the price you pay.
We didn't have a pest problem, but I did see a roach in the stairwell
