Pros

Has strong potential, but not worth the price.

Cons

Year-round roach problem (worse in hallways, but bad in unit too). Owner almost never responded to maintenance requests - would have to text/call multiple times. Kind of guy who thinks you’re doing everything wrong. Some things (like the roaches and squirrel - see below) never got addressed. Squirrels in the ceiling, bedroom runs cold because the roof is rotting away. Heat/thermostat worked half the time. Gas bill was so high despite never being warm. Gas meter is in someone’s basement unit apartment so good luck coordinating Nat Grid entry.

Advice to the owners

It could be a nice home for people, such a shame.
