experiencing for the past 2 years.The ongoing violent disputes on the 3rd floor are clearly disruptive and concerning. Despite the frequent police involvement, it's disappointing that the landlord has not yet addressed the issue.
Advice to owner:
I would like to suggest implementing stricter tenant screening procedures, including background checks and references from previous landlords, to prevent such issues in the future.

Third floor tenants always fighting inside their apartment and fighting in the hallway. Don’t feel safe getting out my apartment because of this issue and the landlord doesn’t care and doesn’t fix the issue.

The owner should should take action of this constantly issue.

I love how many families are in this building. If you're raising kids, they will likely have neighbors that are the same age. There is also a wonderful variety of cultures, that get along really well. The building has a garden in front that acts as a unifying language for all the residents. We all share together as we garden, even if we don't speak the same language.
Cons:
The new buzzer hasn't worked for many, since it was installed. It's been months. We have a car, and can't afford the extra to park in the building garage. So parking is like any other neighborhood in NYC. Roaches are just as much of an issue here as any other building I've lived at in NYC. We had bed bugs once. After living here for over a decade, we only really had mice for a week.

Fix the buzzer.

- the water pressure is excellent - the heat, when on, is strong - there is an elevator that is usually in good order and goes to all floors, making it easy to bring items up to higher floor apartments - very close to public transit and in a neighborhood with plenty of resources
Cons:
- in general the building is quiet, but it depends greatly on who your upstairs neighbor is - i’ve had constant problems with upstairs neighbors that the super has been unresponsive to - pest problem

- be more responsive to the needs of your tenants

The high road is to say nothing. For further protection the building is owned by Benenson Funding Real estate. If this is a reflection of their properties NEVER rent with them.

If you survive this location you can survive anywhere.

.....you know about the HORRIFIC conditions that your having your tenants live in and you are doing nothing.

Beware Toxic Mold!

Some Nice neighbors and good location
Cons:
Overrun by rats and mice in the lobby. Bugs everywhere. Just everywhere. People smoke in their units. Garbage is extremely mishandled. My wiring was done by unliscenced super and barely worked 40% of the time. Heat is cheap. My ceiling cracked and fell twice during my occupancy.
Water leaks in the lobby, my unit leaked horribly and infested all of my belongings with toxic horrible mold. I had to dispose of everything I owned. It sounds nuts, but it wouldn’t be possible to invent how horrible this building is. Stay far away!
Advice to owner:
Get a proper superintendent. Take care of garbage. Attend to water leaks and make necessary repairs with professionals.
