Location Location Location

Pros

- Location: The best thing about this apartment is the location. You can't get a better spot in NY if you like restaurants, bars, and walkability. Living across from Tompkins Square parks has its draw backs, but you can't beat the weekly if not daily live music in the summer and the ease with which you can plop down in a gorgeous park to enjoy a lovely summer afternoon. So many restaurants, bars, and coffee shops just steps away. - Layout: The layout of the apartments in this building (they are all the exact same except for the first floor I believe) is pretty well done. Two bedrooms and a bathroom on either end and a living room in the middle with a galley kitchen. - Bathrooms: The bathrooms are very large for a NYC apartment. - Relatively low roach issues. Still had some, but could have been way worse I guess.

Cons

- ELECTRICITY BILL: Our electricity bill for 4 people (not doing any weird electric stuff) would range from $600-$900 a month. Which is not normal. We tried talking to Con-Ed and leasing company but they couldnt help? We did tests turning the breakers on and off to see where is was coming from and we think it was the hot water heater that was pushing up the price. Every floor was paying this crazy rate. We were gone for basically a whole month and the electricity cost was still ~$400. - Insulation: This apartment has basically zero noise and temp insulation. Sound and heat/cold come through the windows like there isn't anything there. If you are on the park side, its really loud at night. We have lived in noisy cities for 10 years and it was loud for us. If people play music on the roof, you can hear it basically clear as day inside. - Cheap Renovations: You can tell they "re-did" the building recently which is nice, but you can also tell they did a shoddy job. ie: cheap tiles in the bathroom that are hard to clean, terrible paint job on the walls with paint drippings all over the ground, gaps in the walls that they didn't fill properly so roaches were able to crawl in, cheap windows with no insulation. - Lighting - The overhead lighting they have is fine, but the living space has barely any, but for NY its not the worst. - Washer/Dryer: the washer is fine but the dryer takes soooo long to dry. - Landlord/Leasing agency: Pretty unresponsive. The handyman was fine and they have an exterminator come once a month to spray, but overall don't recommend. We had to bug them a lot to fix anything and near the end of our lease they were sending people to view the apartment without our permission, which is unacceptable.

Advice to the owners

Please fix whatever is going on with the electricity bill. You're charging way too much for this apartment for their to be a $900 a month electricity bill.
