It wasn’t horrible.

Pros:
Well kept elevator, staircase and building overall. The usps doesn’t always deliver your mail to the correct mailbox but neighbors usually put it by the door or leave it out. UPS is always on time. Fairly quiet building. Parkchester police is conveniently active. The apartment I’ve lived in and seen are big. Not so thin walls, I’ve never heard my neighbors unless I have the apartment door open.
Cons:
Getting in contact with the parkchester maintenance is horrible but they do show up for the appointment 7/10.
Advice to owner:
Take care of the upkeep.

Outdated technology : elevators, call box to buzz people in, no control of heat,

Pros:
Mini metropolis with parks, supermarkets, laundry mats, access to several bus routes and a few highways to reach if you have a car, 6 train. Having the choice to rent or buy apartment. 30 min from city by train.
Cons:
Outdated elevators where people get stuck in them and seniors have to walk down several flights of stairs to exit building which is a HUGE violation, no smoke detectors or sprinklers in the hallway in case of a fire, outdated call box when you buzz people into the building with irritable loud noise on the main floor, cracked and lopsided pavement to the building and around the building, outdated lobby. Outdated heating system where you sometimes freeze in the winter because we cannot control our own heat. My building only has 1 elevator where it’s problematic and on its last leg and gives out frequently where it could be out for days. Every building should have 2 elevators. Only buildings that have 2 elevators if there are 8 floors and beyond. Parkchester isn’t vetting people who have vouchers and on section 8 where you see people hanging out at night causing a ruckus. People should have jobs when applying for this condominium not people who sleep all day and up all nights of the hour. Parkchester is NOT housing it’s a condominium.
Advice to owner:
Upgrade to modern technology so tenants can live comfortably and to keep the value of this complex because the value is diminishing with the lack of upgrades.

Management does not allow you to update anything
Uninhabitable living conditions (pest)
Advice to owner:
Get the exterminator to come over EVERY month for the tenants

Terrible bug problem, especially the first floor. I remember hordes of bugs coming out of the tub’s sink
Advice to owner:
Stay on type of bugs please it can really harm someone besides that decent job

The surrounding area is beautiful the shops, cafe and eateries are a plus.
Cons:
Management sucks and maintenance is even worst.

Get out, you are doing a bad job.

Cons outweigh the Pros

Pros:
Nice area surrounded by stores and short walk to the train, maintenance workers are nice and try to help as best they can, rent is low for NYC.
Cons:
Management is terrible and apartments come with many issues. Took 6 months for them to send people to fix a hole in the wall that they made for no reason. You’ll be on hold with management for 20 minutes only to be greeted with rudeness by the people working the phones. Beware.

Elevators are always down.

Get new elevators installed ASAP before someone gets critically injured.

I want to move so bad

Pros:
Staff is nice, apartments are decently sized, nice wood floors and granite countertops. Nice proximity to the subway and various stores/markets.
Cons:
- Management is literally the worst. So unresponsive and they create problems that don’t even exist (ex. they made a hole in the kitchen wall because of a supposed leak in the pipes and 5 months later they have not fixed it and have yet to do anything about it).
- One time they neglected to clean out the drain on the roof next to our apartment right before a hurricane causing our entire apartment to flood with several inches of water. They only had one handyman working that day and he couldn’t access all of the water cleaning equipment because it was locked away, so we had to go to sleep with our apartment flooded with water.
- People constantly throw trash onto the roof next to us and it takes a very long time for staff to come and clean it up (again, unresponsive management). (TW: gory imagery) We once saw a dead, mutilated pigeon go through several stages of decay because it took months for someone to come pick it up.
- Though they rarely come into the apartment, there’s a rodent infestation in the basement and all over this neighborhood. If you see any areas with plants stay away. Various roaches and bugs do make their way in though.
- I can honestly name a million other issues but this is already getting long.
Advice to owner:
Management is the worst, only move here if you literally have no other option and even then, good luck.

Apartment experience isnt great Renter beware

The apartment is large and the rent is somewhat cheaper than most places.
Cons:
Lots of apartments are experiencing water damage and management is very slow to address the issue.
Advice to owner:
Fix water damage as soon as it arises.

Quiet but a long walk to the 6 train

Quiet street. Quiet neighbors. Clean and well maintained.
Cons:
Long walk from the 6 train. It made me a little nervous to come home late at night on the subway.
Advice to owner:
Better lighting at the entrance to the building would help.

Basics within walking distance and greenery

Spacious living and bedroom. Groceries and train within 5-10 minutes walk
Cons:
Cleanliness of the building especially stairs area, door often gets stuck that open with fob key.
Advice to owner:
Staff at mangement should be more courteous to customers in person and over the phone. Repair road access between unionport Road and Archer Road.

The building is fairly quiet, it's diverse and close to train station and express bus.
Cons:
Building is not clean like it use to be, garbage and furniture in the lobby, elevators work sporadically, notice about heat, water outages not posted or posted after the fact.

Clean, repairs, listen

Pros:
Neighbors are friendly for the most part, building is safe. Heat and hot water are excellent.
Cons:
Poor plumbing. I'm always snaking my drains because they drain slowly. Stairwells are often disgusting. They used to be cleaned often but lately it seems they are not cleaned at all.
Advice to owner:
Building needs a through cleaning.

Cons:
The ceiling and walls were cracked and I couldn’t leave my bathroom without pieces of ceiling and powdery stuff falling on me.
Advice to owner:
Please fix apartments in a timely manner. No one should have to wait in excessive of 6 months to have an appointment to see if your caving in ceiling can be fixed.

Parkchester Preservation Management needs to do major renovations to justify the rent going up by so much every year.
