Good building in theory, difficult owners and very poor management

Pros

Spacious apartments, balconies, working elevators, doormen deliver packages to your door

Cons

- The building is is poorly maintained and rarely cleaned and the Lobby furniture is dishevelled water stained etc. The revolving door has been broken for over for six years. - There are serious plumbing issues throughout the building this is a constant issue so beware. - There is a single landlord for half of the building, unresponsive, difficult, barely legal practices. I highly recommend not to engage. - The AC units are hazardous (dust), multiple reports from neighbours as the vents and AC units rarely been cleaned and over 20 years.

Advice to the owners

- Clean the building! - The largest Landlord owner in the building needs to just invest in retailing all the AC units (now decades old with no maintenance) and doing a full plumbing assessment.

Nice building, your experience will probably vary by landlord

Pros

All the units in this building are extremely spacious, especially the kitchens by NYC standards. 24/7 doorman is a wonderful perk. Staff are great, and they even bring packages up to your door sometimes. Heating and water are included in the utilities. Residents are lovely and the neighborhood is fairly quiet. Wegmans is down the block, and the subway is about a 10 min walk which you get used to pretty fast.

Cons

Amenities in the building are ok. The gym is pretty small and the patio is in need of better upkeep. Also, there have been a couple times in the past year with hot water issues in the building, but they've usually gotten rectified fairly quickly. Some street noise from the busy Manhattan bridge entrance, but only really noticeable if you have windows open.

Advice to the owners

We own and stay in the unit. However, as a tenant, your experience will probably vary depending on your landlord, since I believe each unit is privately owned.
