A precious, hidden gem. This building truly feels like home.

Pros:
- Affordable & spacious
- elevator
- dishwasher & laundry in units + fantastic live-in super (RIP)
- always hot water & heat
- gorgeous interior
- clean building
- dedicated staff and management
- open concept stairwell feels very safe
- peaceful neighborhood
- grocery store across the street
- great building community
Cons:
- inconvenient location
- far from transit
- not many businesses/stores within a 13 minute walking distance

The building is amazing, we had the best live-in super. She was kind, funny, personable, and cared for every single tenant. I couldn't believe she was real. Although, it's been 5 months since she passed and they haven't found someone else to fill the role yet as far as I know.

Otherwise, the building is clean, my neighbors are quiet/polite, and if I didn't have to move for work then I would stay. Although, I don't drive and I work far away.

Unfortunately, the location is the biggest drawback for me. if your job isn't in Bronx or you don't have a car since the subway is about a 17 minute walk away and a local. It's perfect for families or someone who likes a slower pace, the only businesses within a 13 minute walking distance are the grocery store, deli, barber, pharmacy, and pizza shop. Once you get to the 15 minute point, you start getting to the 238th broadway shopping center, so if you're really young and living with friends + w/o a car then this area is a little dead. If you're starting a family, older, etc., it's cute and quiet.

Pros:
Well-kept building: hallways, elevator and main entrance always clean.
Super is friendly and always available.
Reported concerns are addressed quickly. (Clogged drained + busted kitchen vent)
Hot water always available. Heat is consistent.
No rodents/bugs/bed bugs in my own unit. Can’t speak for other units.
Cons:
Apartments are expensive.
Advice to owner:
Please Lower rent.
