Terrible Landlord - Unsafe Building
Pros
The building itself is very beautiful and had been well maintained. The landlord (Zia Muhammad Rayman) is unresponsive and unrealistic. The men who work in building management (Michael, Basyl, and Ray) are angels on earth and are doing their best to make the building livable for the tenants despite the terrible landlord.
Cons
THE FRONT DOOR DOES NOT CLOSE OR LOCK- do not move in here until the landlord has already fixed the door. The front door has been broken 6 months (at time of this review) landlord is aware and refuses to fix it. States "if you don't like it you can leave" (violation of new york housing code 50-a). Because this door does not lock and there are constantly unhoused people sleeping, smoking, and shitting in the lobby (and stealing packages). The front door was broken because the tenant in unit 1 is a meth dealer and there are people banging on doors and harassing tenants all times of the day. Do not move in if Andrew Macgregor is still in unit one! He is squatting past the end of his lease and the landlord claims he is working on evicting this person but it has been months with no progress. There is a constant smell of cigarette smoke from unit 1 tenant and guests smoking in the unit and lobby.
Advice to the owners
Three simple things: 1) evict unit one 2) fix the front door so that it locks 3) when tenants let you know there are issues do not threaten them and revoke their leases This could be a wonderful building if you were able to do your job
