Diamond in the Rough
Pros
Landlords are responsive. Neighbors are quiet. Water pressure is almost always good and hot, although occasionally the shower can be a little quirky. Located on the same block as a playground, and with lots of good places nearby (Table 87, Four & Twenty Blackbirds, Fletcher's BBQ, Whole Foods). Front apartments get a lot of sunlight.
Cons
Apartments are small (studio or studio alcove). Right on third avenue -- at night there can be a lot of truck noise, motorcycles street racing, and you can hear the F or G trains driving by to the 9th & 4th station.
Advice to the owners
The landlords have always been very nice to deal with, and very responsive when there's been some issues like a minor sink leak.
