Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews of buildings managed by Joseph Lax reveal a mix of responsiveness and significant management shortcomings. While some renters appreciate timely repairs and communication, many highlight unclean hallways, poor pest control, and neglected building maintenance. Garbage management varies, sometimes well-organized, but common issues include insufficient soundproofing, weak water pressure, and ongoing mold problems dismissed by management. Tenants warn of inconsistent neighbor quality and noise disturbances, especially near busy streets. Landlord responsiveness is often criticized as slow or unhelpful. Overall, management appears reactive but lacks thorough upkeep and consistency, impacting tenant satisfaction and building quality.

Fine building with responsive but rude mgmt

Pros

The mgmt definitely fixes a lot and responds quickly most of the time. It's on a nice street with nice neighbors.

Cons

Hallways are dirty, backyard is not well kept, no water in backyard, some maintenance issues.

get what you pay for

Pros

jacuzzi tubs and balconies, good proximity to a lot of train lines, friendly enough neighbors, parking spots are available, inexpensive

Cons

some of the units are high turnover so it can be a crapshoot as to who your neighbor is, thin walls between units (but thick between bedrooms), busy intersection so there's quite a few car accidents, no soundproofing at all from street noise - music from cars can feel like it's playing inside the apartment so summers can be tough. Landlord is unresponsive at best. This is a very get-what-you-pay-for type situation. Do not expect any kind of quick fixes to your requests or tickets, do not expect any kind of maintenance, do not expect anything. Tried to make us pay for parking even though we don't own a car (and then other people WITH cars didn't have to pay to park?!) Get everything in writing and keep a record of everything if you're living in one of these properties.
