Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Total Management NYC reveals a mixed experience. Many appreciate spacious apartments, convenient locations near transit, and courteous neighbors, with some buildings praised for cleanliness and well-maintained amenities. However, recurring issues include pest infestations (especially roaches), inconsistent heating, delayed communication, and sometimes unsatisfactory landlord responsiveness. Garbage management and water pressure vary by location. Several renters note ongoing repairs take too long with poor updates, and a few mention problems with noise and cleanliness in common areas. Overall, management tends to be hit-or-miss, with some buildings showing better maintenance and attentiveness than others.

Owner vs. MGMT Competition : who can do the least!

Pros

This pre war building is amazing. High ceilings and huge square footage. Beautiful courtyard.

Cons

Most of the problems stem from management, the owner and neighbors. Cleanliness is a problem, halls and floors are dirty, recycling and compost rules are not followed and sometimes their are weird smells coming from neighbors apartments who keep their door open like we live in a hostel. Neighbors also leave junk they don't want in the hall or lobby. Who does that? Finally the elevator replacement is still ongoing since May 2025 and it is now February 2026 - delays happen but no updates is no bueno. Super is a bit racist.

Advice to the owners

Total Management - keep tenants informed and stop cutting corners. We don't want to live in a slum. Owners - Total Management works for you (for all of us) and you paid a lot to live here so stay on them so this place doesn't lower your investment and because I am sure you don't want to live in a mess either.
