Great place to live
Pros
Excellent location close to main Ditmars area and transportation, but far enough to be more peaceful and close to Astoria Park. Landlord/Owner is wonderful, extremely responsive and cares about tenants. Corner property = lots of light. Business on the 1st floor is quiet with minimal foot traffic (mortgage broker). Only 4 residential units, 3 that share a common area (hallway), so generally quiet and respectful. Pet friendly.
Cons
Very old building with "contractor special" upgrades. Severely crooked wooden flooring with lots of imperfections, malalignment, holes, cracks, loud creaking, and significant dips. Some units have had recurring leaks in bathrooms/kitchens. Occasional but rare pest complaints (roaches). Past issues with heat and hot water. Always resolved quickly and concerns taken seriously by ownership. Owners are looking to sell the building which means realtors/prospective buyers have been in and out, but also a con because of the potential to lose current responsive and kind landlords. EDIT: owners sold the building in December 2023. New owner is Hong Teng Management LLC. They are so far responsive and easy to work with. New commercial tenant, is now a Spa. Quiet and clean but significantly more foot traffic and chemical smells that often waft into the apartments.
