Just because it's luxury, doesn't mean it works

Pros:
Great building, with good size units, nice doormen, views and amenities.
Cons:
It's a new build as of around 2011, and some of the finishes just aren't it and poor quality. For example, most of the toilets weren't installed with a specific cap so your toilet will randomly not have water in the bowl and REEK of sewage. The layouts are kind of awkward with all the cut outs. making it hard to adde xtra storage furniture. Stone counters were obviously never sealed. The pool is not ver nice, it doesn't get a lot of light, and there's always screaming children. Gym is small and shared with a neighboring building. The most egregious is building management refuses to take responsibility for anything that will go wrong in your unit. I've heard from multiple tenants there are many pipe/plumbing issues in the building that lead to leaking in units.

Gets super windy, small gym, and a lack of outdoor spaces, no roof deck, too many pets in the building, common areas are outdated.

Well run building with gorgeous views

Pros:
The building has great views, the appliances and buildout are condo level (because I’m leasing from an owner) which means subzero fridge, etc. We’ll run door man building (they even preemptively came to replace my HVAC filters to prepare for the summer!)
Cons:
It is a WALK through a wind tunnel to get to the building and in the winter this is extremely cold (and will blow you away)

All of the staff make living in the building feel very luxurious. The quality of the apartments themselves and the views are second to none. Really only moving out for a change, but otherwise would never move.
Cons:
Of all the buildings in the area, it has by far the worst amenities. Really needs to update to keep up with the other buildings on the waterfront.

Update the amenities.

Walls are super thin all around. I have had noise issue from neighbors to my left, right, upstairs and downstairs.
