Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by 851 WEST END CO LLC reflect mixed experiences. While the location and neighborhood receive praise for safety and charm, many tenants express frustration with landlord responsiveness, citing delays and unaddressed maintenance issues such as leaks, pest problems, and building repairs. Garbage management is generally well-regarded, but concerns about package theft, inadequate pest control inside apartments, and some neglected repairs persist. A few positive comments highlight friendly neighbors and well-maintained amenities in select units, though walk-up buildings pose convenience challenges. Overall, management appears inconsistent, and tenants advise improvement in communication and proactive building upkeep.

Terrible landlord / Stolen packages/ Weird wires

Pros

-The super is great! Responsive and helpful -The laundry room is a plus in this neighborhood! -The building is pretty good with noise, footsteps but not voices or tv noises -Very cute old NY building charm, which to not for everyone. This does come with a handful of leniency. Things you have to know about old buildings going in but the charm is still present on the doors and floors. -Dog friendly neighborhood and building

Cons

-Most important, the landlord is terrible to deal with. I never want to speak to landlord if I don't absolutely have to but this guy doesn't answer emails mostly calls so he doesn't have to be accountable, terribly rude, does not care about your well being. Very hard to deal with. -Packages get stolen. Period. People in the area know that can steal so they do. Its not every time but I had many packages stolen. I went to the store, came back and its gone. So I saw it there and it disappeared within an hour. -Part of the building that we were in had no lighting, faces other buildings but this was a choice we made. Rent kept increasing which didn't make this feel worth it. -No working cameras. -Pest control in the past would buzz into the apartments, we were told at the showing that they come once a month. Now he only comes to spray the lobby and laundry room. -Hanging wires outside that are just unsightly and hopefully not unsafe!

Advice to the owners

There are so many creative ways to deal with the packages issue and the building isn't trying hard enough because they don't care that we can't get our christmas boxes or work deliveries. The laundry room is big, why wouldn't you make it into a secured lock box situation? Or get some more signs to make delivery drivers drop packages off in a certain part of the building or at least further in? I would also get pest control in the apartments because the roaches can be big.

Terrible property management and amenities

Pros

Good neighborhood, natural light, close to subway.

Cons

Multiple leaks in different rooms within less than a year, hazardous wire outside of the building, not kept clean, management is condescending and rude and even hangs up the phone on you, old and run down amenities that technician (sent by management itself) confirms to be defective but management does not replace.
