Noisy units, not worth it.
Pros
The place is kept updated, nice interiors and recently installed central HVAC (though that means you pay an extra $100 or so in utilities, and likely more in the summer). There is no laundry in the building, though the laundromat is 1 block away. The refuse room in the first floor is convenient, but frequently gets too full, which is annoying. The building owner is nice, but nice doesn’t necessarily address issues promptly or at all. He’s more worried about unneeded updates than things that need fixing.
Cons
The noise. Bareburger’s wooden ceiling is the wooden floor of the units on the second floor, so the music resonates all day and night (even after close since employees hang out till late hours and kitchen also plays music). Building mgt doesn’t want to address the issue and BareBurger just doesn’t care. Police can’t do anything and NYC EPA doesn’t address issues either. Total deal breaker, you will go mad living there! The third floor also has complaints of a treadmill and loud workout noises coming from the 4th floor, where the owner’s family lives.
Advice to the owners
Address the noise issues, it’s not rocket science. Bareburger needs off the wall directional speakers or at least an in-wall box needs to be installed. Or rip out the wooden floor and noise insulate it if you want to go the extra mile. And just talk to the owner of Bareburger so that employees don’t hang out after hours and so that the kitchen doesn’t play music during their late night tasks. Future tenants will continue to leave. And wear a damn mask, you’re in the at risk population and the virus is real. You’re putting yourself, your tenants and more importantly your contractors in unnecessary risk.
