serious structural leaks and unresponsive management
Pros
- Great day-to-day onsite staff: The super, handyman, and front desk workers physically in the building are friendly, respectful, and do their best with what they are given - Unit finishes and layouts: Modern aesthetic, nice appliances, and good natural light in the units - Location: Great pocket of Bed-Stuy with easy access to transit, local cafes, and neighborhood spots - Amenities (when open): The rooftop and building amenities are nice spaces when they are actually operational
Cons
- Severe structural/maintenance issues: I’ve had an active ceiling leak in my kitchen since July 20 (nearly a full month now). Management admitted it’s a building-wide drainage issue, not just my unit. Their only "fix" has been taping plastic wrap and a drip pan to my ceiling, which has trapped dirty water, developed an odor, and created a mold risk and falling drywall. HPD had to be called and an official inspection is scheduled - Zero accountability & contractor secrecy: Management refuses to provide the legal name of the contractor or a firm scope of work/timeline. Instead of fixing the issue, they’ve repeatedly pushed for phone calls to negotiate lease renewals and ask for negative reviews to be taken down - Outages & delayed amenities: Tenants went an entire week without hot water during a winter storm in February with virtually zero proactive communication from management. The rooftop amenity was advertised when I signed in August 2025 and didn’t actually open until late May 2026 If you value basic habitability, responsive management, and not having your kitchen ceiling held together by plastic wrap, stay far away
