Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants renting from Alex Kahen experience a mix of positives and challenges. The buildings often have clean, modern units in desirable locations with responsive superintendents and timely pest control in some cases. However, management responsiveness can be inconsistent, with multiple complaints about poor garbage management, pest infestations, and maintenance issues like leaks, heating problems, and slippery stairs. Noise disturbances and security concerns, such as frequent package theft, also surface in some buildings. Rent increases without corresponding improvements frustrate residents. Overall, renters should expect decent units and convenient locations but may face management delays and unresolved pest and cleanliness issues.

decent value in a cute neighborhood if not for management hell

Pros

Quiet neighborhood, green in warmer weather.

Cons

Management / landlord woes. We had roaches and flies, amongst other pests, that were left unaddressed despite reaching out multiple times. Nearly impossible to get ahold of them outside of very specific windows and only by phone, making you wonder the legality of what they were or were not doing. Apartment was not cleaned in between prev tenant move out and our move in. We were refused a walk through despite asking many times, and ultimately lost our security deposit, even with proof that the damages came from the last tenant. Most expensive utilities bill I've ever had.

Pros

big vintage entry/foyer area, packages were secure and rarely stolen, front door buzzer always worked, nice neighborly vibe, super lived in an apartment on the 1st floor and was usually around, great location with everything needed nearby, easy bus access to Brooklyn, quieter area with lots of families a couple minutes walk from the 7 train, right near Bolivian Llama Party (best food in nyc), and there's a great family bakery downstairs.

Cons

trash was often overflowing out front which meant flies all around the front steps, could always hear the upstairs neighbors clearly and less frequently might hear the neighbors on either side, there was an occasional roach (once is still too many 🤢), I had no mice problems in my own apartment but all winter you can hear them running inside the walls and ceilings, stairs were extremely slippery marble and the bottom step was broken for the entire time I lived here, frankly the rent was just way too much for this neighborhood especially without any building amenities.

Advice to the owners

if you have a great super that your tenants all know and love, don't fire him. also stop raising the rent by over $100 per year with no improvements in the building or units.
