Very Basic Apt - needs improvement

- good water pressure - live in super was helpful

- somehow our gas meter was connected to our upstairs neighbors’ (who hadn’t paid their gas bill) so we went without stove/oven access for about a month

Noise level on the 2nd floor is atrocious

- Only 3 floors which is great for a no-elevator building - The heating is nice and toasty which is helpful during the frigid winter - no pest or rodent issues which is a win in NYC
Cons:
The worst part about this building is the noise level, specifically from apt 2R. They are long time residents but despite reported noise complaints, they continue to be insanely rude and inconsiderate and will blast music in the middle of the day all through the night. Mind you, the walls are thin. So even with being on the 3rd floor, you hear all of their fights (yes, you read that correctly) and all of their parties. The leasing office does absolutely nothing about this and neither does NYPD. This is a 3 story building so everyone hears them. And I mean EVERYONE. Do not plan on living here long term if you enjoy peace.
Advice to owner:
The current residents of 2R will make it impossible for this building to thrive. Please intervene.

good location, our apartment is affordable for the area and rent stabilized.
Cons:
Their is a hoarder on the bottom floor who has infested the building with bedbugs, leaks are not being addressed, and we are probably being overcharged
Advice to owner:
fix problems immediately instead of months later so they don’t get worse.

we lose heat for days at a time in the winter simply because they don't maintain the boiler; we went without cooking gas for SIX MONTHS in 2022 (it was horrible); roaches; the trash area is always too full which attracts rats; management is impossibly cagey and unresponsive; crazy 22% (!!!!!!!) rent increase after the first year despite all of this (we negotiated a small concession because of the whole NO GAS situation). they are charging insane rents for the size of these units................

consider giving one single shit about the fact that your tenants are people <3

It is literally so disgusting please do not rent here. You can get a better apartment for the same price and in a better location!!!!!!!

Great location. Close to parks the train and lots of food options around.
Cons:
The apartment had poor lighting. Lots of noise from the M train passing by. And when I lived there there was a bar below. The subwoofer was under one of the rooms so you wouldn’t be able to fall asleep most nights till 2am or 4am when the bar closed or lowered the music. Management was slow to respond and turnover was always high. Apart from that it was a nice place.

Super convenient location, well kept building, very responsive management, monthly extermination services just for safety, clean!
Cons:
Sometimes you can hear the train as you are right above it. There was a leak once just due to intense rain and buildup on the roof, but it was resolved quickly and did not reoccur.

completely incompetent management, willful neglect of building and health and safety of tenants, no cooking gas for six months, unreliable heat and hot water (will go out in winter for days at a time with no warning and mgmt will not respond if you ask them why it’s off and when it’s coming back on), roaches, rats, general ‘we live in hell’ atmosphere, landlord is evil-google his name fr, massively corrupt and fraudulent criminals own this building and illegally overcharge tenants yet somehow can’t afford to do maintenance and repairs

Rats, Roaches, No Heat during Heat Season, Drunk People Loitering on Outside Steps Constantly, Noise, Chemical Smells Coming From Hair Salon, Bad Insulation, Cheap Construction, Unresponsive Management who Charges Random Fees, Company Thrives off of Evicting Rent Controlled Residents and Charging Naïve Younger Tenants More, Probably Causing Gentrification in the Neighborhood.
Advice to owner:
Hire more than one super for your 300 units, Fix the unit burned out from the electrical fire, Get better pest control/fix the holes in the building.

Quiet neighborhood, close to stores, supermarkets and some bars.
Cons:
Long walk to transportation. Carbon monoxide scare from faulty boiler. No heat or hot water in the winter sometimes. One neighbor was extremely noisy and disrespectful.
