Don't live in a building managed by Jon Fardhadian. He is a scammer. He will scam you and make up repairs to withhold security deposits. There are rats in the trash room.

Thin walls and subpar management

Pros

Great location next to prime hells kitchen 9th ave and to the Hudson River. The apartment itself was decently sized and standard for a prewar building. Decent space, but nothing fancy. Extremely warm heating in the winter and solid water pressure.

Cons

Management of this building was the worst thing about it. The trash area was not organized at all, leading to people leaving trash on the ground; I encountered rats and critters. About once a month they would turned off water without notifying the tenants. Laundry in this building was $9 to do a wash and dry altogether and is located in the basement, which you pass through to the trash area. The walls were extremely thin and your neighbor will be like your roommate. You can hear regular conversations through the wall. My neighbor banged on my wall when I was playing a video on my phone at the lowest volume at night. I found they didn't abide by the New York heat laws and waited for it to get around 45 degrees before turning on the heat.

Advice to the owners

Better trash area management i.e. actual recycling bins, clean hallways more consistently, better communication with residents about servicing.
