Building management could do better
Former Tenant
Pros:
The apartment itself is perfect for one person, new appliances and cabinets, and a kind and responsive super.
Cons:
The buzzer has been broken for several years. Management will not pay for a new boiler and keeps repairing it - the heat is often not on or very low during the day in the winter months. Some neighbors are respectful, but some have loud barking dogs that have urinated in the hallway more than once.
Advice to owner:
Not much - my guess is they have made a calculation of service level they will provide based on how many units are rent-stabilized and what the cost-benefit ratio is to them.

Worst Building I ever Lived In
Former Tenant
Pros:
Large apartment for the price
Cons:
The heat and hot water went out frequently during a very cold winter. The apartment was renovated, but not done to a high quality. For example, there was mold in our bathroom ceiling, so our super went to replace the sheetrock. He cut into the ceiling, and was instantly covered in sewage. Apparently the ubend in the toilet above us had a leak and was not replaced - instead they placed a plastic bag over the pipe and called it a day.
Advice to owner:
Don't take shortcuts in repairs and renovations

Could be even better place with improvements
Former Tenant
Pros:
Neighbors are generally nice
Great location with access to Sunset park, Greenwood Cemetery, lots of good food
Access to express train at 36th or local train at 30th
Cons:
Super and management are slow to respond to requests. It feels like you have to ask them multiple times before even getting a response.
Could hear my downstairs neighbors jumping and running back and forth, which is annoying after many hours.
Dealt with everything in this apartment from bed bugs (which they addressed quickly) to mice (which aren't dead even after multiple visits from the pest technician) to really bad water pressure. While the apartment is a good layout and in a nice area, all these issues made it feel like I was paying too much for these problems.
Advice to owner:
Make sure you are responsive to tenants when they're bringing up issues that affect their quality of life. Otherwise, it defeats the purpose of listing contact information such as supers' phone numbers and emails.

Not my best experience. 2019-2020
Former Tenant
Pros:
My particular unit was newly renovated, appliances were above standard (fridge, stove, microwave).
Quiet neighborhood
Easy to find parking
Close to industry city shops
The super is friendly, helpful and always there for you.
Cons:
Roaches in my first floor unit. Really annoying.
Thin walls. I could hear the people talking in the unit next to me and below me.
Heat doesn't turn on until like 40F.
Neighbors in the next building are loud, will blast music on weekends past midnight.
Check payment only, no cash apps or wires accepted.
Advice to owner:
Other forms of rent payment would be helpful.

Nice location, decent building, landlord completely MIA
Former Tenant
Pros:
The building is in a great location and beautifully renovated. Pest control and garbage collection were done. The super was very sweet, and responsive
Cons:
Landlord was completely unresponsive, and clearly just cares about the money
Advice to owner:
Stop being greedy
