Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Serge Hoyda reveal a mixed experience. Many residents appreciate the clean environments, responsive management, and desirable locations; however, issues with poor heat control, pest problems, and inconsistent management responses have been noted. Several reviews express discontent regarding abrupt ownership changes leading to a decline in management quality. While some buildings are commended for efficient garbage management and well-maintained amenities, others struggle with noise disturbances and maintenance delays. Overall, prospective renters should weigh the strong points against notable management concerns and noise levels when considering these properties.

used to be such a great building

Pros

great location. small apartments but worth it for where it is. if you are in the back, the noise is minimal.

Cons

the building used to be great. then the ownership changed without notice and the new management thinks this place is a coop. they send out bot emails, it is hard to get them to respond and when they do, they just spout the company line--no compassion about even the simplest requests. such a change from the old management which was spectacular. I hope they didn't fire the manitanence guy--he was fantastic and so sweet.

Advice to the owners

know your residents. this is a young person's building. I promise you not one resident is going to hire a vetted moving company to move out of what is basically a tenement level building. people like this place because it is clean and affordable--they are willing to give up space for a great price and a clean building. old management acted like actual humans. the new corporate speak is off putting and actually kind of obnoxious. this is not a park avenue coop and if you expect the same kind of things as you would a Tony uptown apartment you gonna be sorely disappointed. the building was always respected by the residents but if you start demanding unreasonable things and raise the rent beyond what a 200 square foot apartment can reasonably expect, people are going to be unhappy and either leave or disrespect the place. I'm so happy to be gone. the change overnight was abrupt and unpleasant.
