Pros:
tv, mattresses, and appliances came included
Cons:
roaches, spiders, unresponsive management/facilities, broken windows, no hot water at times

Never ending roach issue

Pros:
The building is well kept and management sometimes is quick and responsive when issues arise
Cons:
There is a german roach infestation that is impossible to get rid of even though management has exterminated various times. The noise from The Delancey rooftop is not great, especially since it is 3-4 nights a week of very loud music from their rooftop.
Advice to owner:
Roach issue needs to be resolved for the sake of safety

Pros:
The renovated units were nicely done! There's no storage space but the bathrooms and kitchen were great.
Cons:
The heat was a nightmare. Either it wasn't on at all (in the dead of winter) or it was boiling. Hopefully that's been fixed.
Advice to owner:
Invest in temperature control and insulated windows.

Pretty decent value BUT rooms for improvement

- Apartment sizes are decent
- Exposed brick
- Great location for restaurants and bar.
- Close to the subway as well
Cons:
- Beside a club so it can get loud and busy in front of the building
- Not the easiest to get a hold of management
- No washers or dryers
- No working cameras in building
- No roof access
Advice to owner:
- Have a easier way to communicate with residents and management
- setup operation cameras
- allow roof access

Be more amenable to tenants’ needs.

Nothing works

Pros:
Good locale, shared hallways totally fine and regularly mopped
Cons:
The management company doesn’t respond to anything. They won’t give me a gas stove. They won’t fix things. They won’t call you back. Some of the apartments are very old and falling apart.
Advice to owner:
Fix things before they fall apart, answer your phone. Keep apartments up to code. Tenants talk.

So Glad I Got Out

Pros:
Building was relatively clean. I learned once I started looking at other places to move that, for the area, this apartment was pretty cheap.
Cons:
Firstly, this building could be the poster child for New York landlords making their apartments extremely small to make more money. This was a one bedroom/bathroom that they turned into 2 bed/2 bath. No closets and a normal sized couch could not fit in the “common space”. But, on that front, I knew what I was paying for. What I didn’t know is that the entire apartment would be a sauna, except for my room. I had to quickly invest in a space heater because my room was always freezing. On the other hand, my roommate couldn’t sleep because her room was extremely hot and the heater made loud, banging noises. We had noise problems (again my roommate since her room faced the street) and pest problems with roaches and mice (I kept our apartment extremely clean). I will say that when we called about the latter issues, the very friendly super always showed up the next day. The heating issue, not so much. At some point the radiator leaked water overnight and we woke up to a soaked rug that we had to throw out and was not compensated for. I can’t say I hated this place. It was my first (and last) apartment in Manhattan. I lived there for 4 years and was happy with the area. I just wish they would invest more into making it a more pleasant place to live.
Advice to owner:
Stop being cheap. Fix your windows to reduce noise. Figure out the heating problem. Have a monthly pest control plan. Answer your damn phones.

Overpriced & Loud

Pros:
Close to subway, close to the Essex market and Trader Joe’s and target (this has only been in the past year though), the area is definitely getting nicer and overall the building felt safe.
Cons:
Area is sketchy with a lot of tobacco shops and wireless carrier stores around the block. Right next to the bridge and a bar so it is LOUD if you are on the street side.. be prepared to invest in a white noise machine or some ambien. Can’t control the heat and there are heating poles so it gets HOT in the winter. Will feel like a sauna so much so that you should keep your AC running year round. We constantly had a COCKROACH problem and had to request extermination every other month so clearly they weren’t coming in monthly and spraying. I think it was overpriced for being right below the bridge and with bug problems when you can find a similar place along the less congested side streets. The bridge noise is no joke, trucks, ambulances & cops that get stuck in traffic, car accidents on the corner- be prepared for all of that. Right next to a bar where on Wednesdays the patrons would park outside, blast music and have a block party pretty much. Weed smell through the ACs bc people stand in front of the bar. Lastly, I haven’t received my security deposit after 4 MONTHS of emailing and calling every week. They’re shady and will try to take your money. Also speaking of money there is a broker fee. I tried referring a friend who wanted to move in when my lease was up and they were going to make them pay a broker fee for literally doing nothing so instead they lost a tenant during quarantine when they could have had someone lined up easily.
Advice to owner:
Invest in better window treatments to block the noise from the street. Pay security deposits within 30 days (legally in NY its 14 or you get the full deposit back) to avoid bad reviews like this.
