I've seen worse, but it could be better
Former Tenant
Pros:
The location is fantastic, and the luxury of not worrying about packages being stolen is great. The building staff is amazing and responsive.
Cons:
We've had repeated issues with hot water and electricity. The biggest instance being when there was an electrical fire and the power went out in my apartment for 2 days. They gave us discounted rent for that issue, however there have been shorter annoying electrical issues. The hot water will randomly go away for hours on short notice. Management is rude and gaslighting people who complain.

Be cautious of management
Former Tenant
Pros:
It is a very well maintained building even though it’s an older feel. They are on top of maintenance.
Cons:
No woman should ever move here. Not only did they let their super give my ex (who I lived with then) a tool to get the deadbolt open from the other side so he could attack me. (As I tried to get out) Then the super asked men in the building if they “f*cked me” and spoke about my body at the front desk to others. I beg women to be careful. And please listen.
Advice to owner:
If your super sexually harassed a tenant don’t keep him in the building and traumatize a woman anymore than she already had by your employees.

Excellent building and great staff
Former Tenant
Pros:
Staff are friendly and responsive. Building is well built and corners weren’t cut unlike a lot of the newest buildings. Amenities are free. Very dog friendly.
Cons:
Rent is expensive, and as building loses rent stabilization over the next few years it might go up even more.

Amazing staff, management, and neighbors
Former Tenant
Pros:
I absolutely love The Giovanni. I have lived here for 3+ years and it truly feels like home. All the building staff are incredible and friendly. They really take care of the tenants. Any time I have a maintenance request, it is addressed within 24 hours. I cannot speak highly enough about this building, so much so that I'm already sad about the day we outgrow our 1br!
Cons:
I wish the gym had more weights, stair stepper, and more equipment in general
I also wish the 2 bedrooms were less expensive :( we have a 1BR now and would love to upgrade but not sure it's in our price r
Advice to owner:
Continue to treat your staff and tenants well.

Decent luxury building
Former Tenant
Pros:
Phenomenal front desk staff and maintenance team. Location is very convenient. Apartments are nice and the gym is one of the better ones for this kind of building.
Cons:
Feels like a dorm at times with all the college students. Area is kind of loud.
Advice to owner:
Stop charging tenants for cheap building materials when trying to get back their security deposit.

Worst management company
Former Tenant
Pros:
Love the size of our apartment and the neighbors
Cons:
Horrible management. They have threatened us because we refused them access to conduct construction in our apartment without Department of Buildings permits. Thankfully several units stuck together and forced them to obtain mandatory permits. Now they refuse to submit Tenant Protection Plans for occupied units since we will all be home when they conduct this of removing windows. Concealment of problems instead of fixing issues. Loud construction next door. Mold issues. Condensation issues.
Advice to owner:
Get more professional management staff at RAGNY

Great space horrible construction
Former Tenant
Pros:
Great space, amenities and the fact you only pay for electricity. Gym is spacious and clean and the staff are all amazing
Cons:
Horrible construction right next door that will end “expected” in 2025. The noise is going to be worse than you think- starting from 5am well into the night and the construction company openly violates curfew

Good building, good location
Former Tenant
Pros:
Clean, week maintained, nice staff
Cons:
Walls between apartments are thin, heaters and AC are noisy
Over 1 year ago
Great apartment building
Former Tenant
Pros:
Well maintained, clean and responsive handiman and repair requests
Cons:
Construction site next door and wall with neighbors is very thin

Nice Building, Poor Management Company
Former Tenant
Pros:
Great front desk and maintenance support
Clean main lobby and lounge area
Fantastic Roof deck
Cons:
Elevators - 1-2 always out of service
Gym Amenities- half the cardio machines always out of service but there are a lot
Smoking - no one ever follows the rules, so halls always smell like cigarette and weed smoke
Management - Red Apple Management is honestly terrible with communication and getting back to you except Maria who tries her best to support you but there is only so much escalation can do.
Leasing Office is great - Anna is hyper responsive

Two years in, love living here
Former Tenant
Pros:
This place feels like living in a hotel. Front desk staff are amazing, as are all the porters and support staff. Our apartment is large (2BD 2BA), bright, modern and beautiful. We have a huge balcony and great views of the East River and Manhattan. Management has been very responsive, granted we haven't had major issues since we've lived here. Maintenance requests get dealt with super fast, I love it. It's like magic. (Lived in owner-managed buildings before, cheap owners not wanting to spend money maintaining their property, this is so refreshing!)
Cons:
The new building on Prince will block a part of our view, but that's living in New York!

Great place terrible management
Former Tenant
Pros:
New building (As of 2020), good amenities, good views
Cons:
Location ok for the price. Management is terrible. From mail, basic decency, to even friends entering the building, expect a hassle. Did not return full deposit.

It’s a great building
Former Tenant
Pros:
Management is so responsive, maintenance requests take minutes rather than months like my previous buildings. The doormen are all extremely friendly and not only remember specific details about us, but even some of our frequent visitors. It’s really a great place to live.
Cons:
It’s on a corner with a stop light, you get the occasional long honk, which is annoying, but not the worst thing.

Great place to live in
Former Tenant
Pros:
Clean, repairs get done the same day or in a timely manner. Can't really hear the neighbors. The staff is really friendly. Close to the subway and Trader joes. Good light as well
Cons:
Would get some lighting for the patio

Pretty good experience. Building is awesome, some funny management decisions
Former Tenant
Pros:
Doormen, super, and building staff are very friendly and responsive. My unit is gets lots of natural light and has a balcony, which is awesome. Has a gym that is cleaned frequently.
Cons:
No water fountain in the gym and the equipment doesn't reflect what people actually want to use. The second floor inside common area is not as useful as it could be because the layout is funny, and the outside area doesn't allow dogs despite having a real grass lawn, and there are no fire pits or pool to really attract people. Management is nearly impossible to get ahold of for lease or building questions. And they stopped giving out spare keys at the front desk.
Advice to owner:
Allow dogs on the second floor lawn, or do something useful with that area like add a pool. Switch out some of the ellipticals for treadmills in the gym. Give your building staff a raise- they are awesome.

Upgrade the AC units in the whole building. They're loud and not as effective as they should be.

Great apartment building!
Former Tenant
Pros:
Good water pressure in showers.
Gas stoves, nice appliances.
Good insulation against street noise.
Awesome outdoor patio on the second floor. Nice gym. Nice neighbors.
Great building staff, doormen are super friendly, maintenance is very quick and responsive.
Cons:
AC units are very loud and clunky, I expected better from a luxury building like this.
Walls aren't great at blocking noise from neighbors.
Management staff can be hard to reach ( for questions about leases etc).
Advice to owner:
Upgrade the AC units

Clean, very well maintained building
Former Tenant
Pros:
The staff in this building are top notch. All of my issues, which are few, have been dealt with immediately and properly. The building is extremely clean. The staff at the front desk are great, really makes it feel like home.
Cons:
Honestly, not much. I don’t like that the window open outward and have no screens to keep bugs out. The HVAC/PTAC heating/cooling units work but are pretty dumb and loud.

A great building!
Former Tenant
Pros:
Clean, well maintained, friendly people, attentive maintenance, a great living experience all round!
Cons:
None at all!
Advice to owner:
Keep it up!

Overall good place to live
Former Tenant
Pros:
New(ish), great staff, well maintained, no amenity fee, washer dryer in unit, convenient to transit
Cons:
Air conditioners in unit are loud and inefficient, I have a loud neighbor that plays music all day, across the street from projects.
Very clean, comfortable and safe
Former Tenant
Pros:
Extremely clean. Super responsive maintenance staff for issues small and big (which are rare)! The doormen and staff are extremely friendly and accommodating.
Cons:
The heat and air conditioners are built into the wall and very old - they don’t circulate very well and are extremely noisy.
Advice to owner:
Replace or update for central heat / air. The cost living here is too high to not have it.
