Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Simcha Gruenhut paints a mixed picture. While some appreciate features like roof access, private yards, and decent water pressure, many highlight significant management issues. Common concerns include poor garbage management leading to flooding, inconsistent pest control, and heating problems. Multiple reviews note landlord unresponsiveness, difficulties in communication, and disputes over security deposits, causing frustration among renters. Some tenants also reported erratic lease paperwork and lack of timely maintenance. Prospective tenants should be aware of these challenges, though some buildings might still offer acceptable living conditions with good neighbors and quiet environments.

Garbage central flooding nightmare

Pros

Roof access, good neighbors

Cons

Zero garbage management, any significant rain floods the building

Advice to the owners

Landlord tried to steal my deposit

Pros

building was decent but needed updates and improvements, better pest control, etc.

Cons

The landlord Simcha is difficult and unreasonable. He's bad at communicating and will pester tenants at odd hours, will choose to only communicate with certain tenants on a lease and ignore others, bad at issuing leases/paperwork in a timely manner, and tried to cheat me out of my security deposit. After my lease expired and I moved out he tried to claim we still had an active lease and that I owed him money for that month so he was going to keep the deposit. Insanity. I did everything by the book and had moved out weeks before. He was impossible to reason with and his excuses kept changing. A month later I filed a suit in small claims court and he eventually sent me the money shortly before the trial date. A year later my former roommate moved out and had the same issues getting her deposit back. Avoid this landlord and his mediocre apartments at all costs.

Advice to the owners

Follow the law, stop stealing people's deposits, take better care of your buildings
